This is also called a seller’s inspection since this type of inspection is done before the seller lists the property. The benefit of this type of inspection is to inform the seller exactly what shape the home is in. Issues can be addressed before the buyer sees the home. This will build confidence in the property being viewed that the seller maintains the house. This type of inspection equates to more interested buyers, quicker sales since negotiations will be eliminated, and avoid last-minute repair hassles that could delay closing.

Mold or Indoor Air Quality Testing

This type of inspection is done with a certified, often calibrated, type of machine specifically designed for air quality testing. Water Testing

This type of inspection tests potable, static, or dynamic pressure of the property’s water. The potable test includes testing the water’s contaminated buildup. Bacteria, lead, nitrates, nitrates, coliform, e-coli, arsenic, etc. can be found in Idaho’s drinking water. The static test is to ensure the water is functioning at an average rate. To little pressure and certain plumbing fixtures or appliances will not operate properly. Over pressured systems can cause systems to break and require a pressure reducer or/and anti-siphoning system to be installed. The dynamic pressure test helps ensure that enough pressure will be maintained in the case multiple plumbing faucets are opened at one time. This type of test can sometimes find leaks that are hidden behind walls. In addition, this test can ensure a specific volume of water will be maintained without an aquifer drying up while being used.

Radon Testing

This type of inspection is complex and should be monitored for a minimum of 48 hours. It is recommended that the home be vacant, the windows remain closed, the a/c or furnace unit be run at a minimum, etc for this type of test. We offer several types of tests to read the concentrated gas levels. An unofficial result gives a digital reading on a wall-mounted device after a minimal time. The official results test has a printed readout of the home’s absorbed radon levels, humidity, etc. The third type of radon test is where the media is left at the property and when the minimal time elapses, the monitor is collected and delivered to a third-party lab for analysis of the data. Both official results tests come with a specific printout of the rests for better clarity of the findings.
